An Ecohouse costs between £1,750 and £2,000 per square metre of the internal floor area.

This price would be for a fully finished home, including fixtures and fittings such as lighting, kitchens and bathrooms.

The final figure is obviously dependent on the specification of these features.

The Shell-Only construction costs are typically around £1,000/m2 of overall useable internal floor area.

Both these costs include all design fees; the surveys and calculations typically required to achieve uncomplicated planning and building regulations approval; the foundation construction, assuming good ground at 600mm below external ground levels; and uncomplicated drainage and other services connections.

The finished construction cost of a reasonably sized two-bedroom Ecohouse is approximately £160,000 to £180,000 + VAT

The finished construction cost of a reasonably sized three-bedroom Ecohouse is approximately £210,000 to £240,000 + VAT

The construction cost of a reasonably sized four-bedroom Ecohouse is approximately £;260,000 to £300,000 + VAT

New builds are currently exempt of VAT.
